For any of you Game of Thrones fans, you know the term "Winter is Coming!" If you're not a fan, you know its COLD outside, and about to get colder! HOWEVER, when it comes to Home Sales, the good news is Spring is almost here, and it's about to warm up!
We often get the question, "when is the BEST time to list a home for sale?" We also often hear clients tell us they are wanting to list after the school year, or once the temps warm up. While that may be best for certain situations, or while it may be more convenient for the seller..... by the time it warms up outside you just got a lot more competition.
The truth of the matter is that people start looking once the Holiday's are over. Check out the 5 year graph below. This is the search traffic for the term "Homes for Sale", and the searches are based in Illinois. Week 1 of every year, we see the spike. And, while we see that spike, historically that's also the time of year with the absolute lowest amount of inventory on the market. So while searches don't hit their peak til the middle of the year, I'd recommend going against the least competition. BE FIRST!
When I began writing this, I thought I may want to get a bit more supporting insight, so I spoke to Jason Campbell** over at Guaranteed Rate and asked him when they see the spike in Pre-Approvals from the mortgage end of things. His answer, Just after the Super Bowl! So while it may be very cold outside, don't let that confuse you.... SPRING IS COMING!
